Plans remain under evaluation

As of October 16, 2026, TREVOC’s proposed townships are plans under evaluation, not confirmed projects with selected sites. The group is considering two to three developments across the two cities, with a combined proposed area of 80–100 acres. It has not announced a city-wise land allocation.

The proposed mix may include residential plots, villas and commercial spaces. TREVOC has not announced project names, locations, prices or unit counts. The company’s target is to launch the first phase of its expansion into these Tier-2 markets in early 2027, subject to evaluation and market conditions.

Pipeline and development mix

TREVOC’s three-year investment and development pipeline is ₹800–1,000 crore, with a targeted gross development value of ₹3,000–3,500 crore. The wider roadmap also covers nearly 5 million sq ft of residential space, around 1 million sq ft of retail and office assets, and 75–100 acres of plotted development in Tier-2 cities.

The group separately plans around 5 lakh sq ft of commercial development alongside its residential portfolio. Managing director Gurpal Singh Chawla said capital deployment would be phased and depend on project opportunities and market conditions.

Connectivity is part of the assessment

TREVOC cited connectivity, infrastructure development and local economic activity as factors in its assessment of Sonipat and Panipat. Urban Extension Road-II (UER-II) and the Kundli-Manesar-Palwal (KMP) Expressway were identified as relevant infrastructure links. No specific neighbourhood or city-specific demand study was announced for either proposed township.

Gurpal Singh Chawla linked the evaluation to the potential for improved connectivity and economic activity to support long-term demand. Sehaj Chawla, also a managing director, said residential and commercial spaces should be planned within a larger environment, with planning, the mix of spaces and execution central to the company’s approach.

What the plans mean for buyers and investors

The proposed expansion would broaden TREVOC’s activity beyond Gurugram if the projects proceed. For prospective buyers and investors, the current announcement signals a possible future pipeline rather than an open offer: the company has not announced final sites, approvals, project-specific prices or bookings.

TREVOC is a Gurugram-based developer. Its current Gurugram activity includes TREVOC Royal Residences near Golf Course Road, described in the October 13 report as a recently launched development.

What happens next

TREVOC is targeting the first phase for early 2027. The company says locations and capital deployment remain subject to evaluation, project opportunities and market conditions. No firm date has been given for site selection, land acquisition, approvals, registration or bookings.
