Launch status

Tulip Infratech has moved Tulip Melrose from pre-launch to sale. Reports dated 18 June 2026 say the project has already been launched for sale, and the developer's chairman has described encouraging interest from both end-users and investors. As of October 2026, the project is classed as a new launch, with listing pages showing bookings open.

The company has partnered with a landowner to develop the 7.5-acre site on the Southern Peripheral Road, according to the June 2026 report. The planned investment of about Rs 1,100 crore covers construction only and excludes land acquisition costs, the promoter said.

Scale and layout

The project will have four residential towers, each rising to nearly 495 feet. One report describes them as about 40 storeys tall, while some listing pages show 36 to 39 floors. The total of 608 premium apartments includes 10 penthouses. The developer's figures put open green space at about 65 per cent of the site.

Configurations and pricing

Every residence is a 5 BHK apartment with a super built-up area of around 3,250 sq ft. The carpet area is about 1,919 sq ft, with roughly 540 sq ft of balconies.

Price reports differ. A developer-linked estimate put the average apartment price at nearly Rs 4 crore, while a June 2026 business report said apartment prices start at around Rs 6 crore. The developer quote used for this page is about Rs 14,000 per sq ft at launch in June 2026. Buyers should check the current price sheet with the developer before committing.

Sales are on a construction-linked plan, with a booking amount followed by instalments as the towers rise.

Possession and approvals

Tulip Melrose is registered with the Haryana Real Estate Regulatory Authority in Gurugram under RC/REP/HARERA/GGM/1007/739/2025/110, dated 7 November 2025. The RERA possession date is 1 November 2031, and the developer expects to deliver the project by 2031. The June 2026 business report said completion is expected within about four years. Some listing pages show a December 2033 completion date, so the RERA portal is the reference point for the registered timeline.

The raft foundation is complete, and the developer says work is continuing on schedule. The occupancy certificate is expected only after completion.

Location and connectivity

The site sits on the Southern Peripheral Road, which the developer describes as one of NCR's most significant luxury residential corridors. The road links to Dwarka Expressway, roughly 4 km away, and the nearest operating metro is the Sector 55-56 Rapid Metro station, about 8.8 km away. IGI Airport is about 22 km from Sector 70, and Gurgaon railway station is about 13 km away.

A proposed 36-km Sector 56 to Pachgaon metro corridor includes a stop at Sector 70. The detailed project report is under state government review, and no start date has been announced. Metro connectivity along the SPR itself has not yet started.

One June 2026 report placed the project in Sector 71, while the project's registration and most listings give Sector 70 on the SPR.

Demand and market context

The company's chairman said housing demand in Gurugram has moderated from the strong momentum seen in 2024, but he added that Tulip Melrose has drawn encouraging interest. Listing-based data puts average apartment rates in Sector 70 at about Rs 12,950 per sq ft, with a year-on-year change of about 1.2 per cent. Rental yield estimates for the sector vary widely between sources, from about 1 to 2.8 per cent a year.
