What happened
Urbanrise has opened expressions of interest for The Living Wave, an EI+ apartment community in Gattahalli, off Sarjapur Road. The developer's project microsite says the EOI is open now. The microsite's project facts are marked as information as of 19 October 2026. No exact EOI opening date has been published.
The project is planned as two basements, a ground floor and 9 to 11 floors, according to the microsite. A separate listing gives 2B+G+11 floors.
Homes, sizes and EOI prices
The microsite lists three unit types. Sizes are given as carpet or built-up ranges.
| Configuration | Size (sq ft) | EOI price |
|---|---|---|
| 3 BHK, 2 toilets | 1,500 to 1,520 | ₹1.67 Cr to ₹1.68 Cr |
| 3 BHK, 3 toilets | 1,700 to 1,750 | ₹1.88 Cr to ₹1.94 Cr |
| 4 BHK, 3 toilets | 1,980 to 2,000 | ₹2.20 Cr to ₹2.21 Cr |
The EOI prices exclude floor rise charges, preferential location charges (PLC), GST, handover charges and registration fees. Buyers should get a full cost sheet before comparing totals.
Environmental features and amenities
The developer lists solar panels on half of the rooftops, wind turbines on every tower, rainwater conservation, reuse of treated sewage water, low-flow fixtures that it says cut fresh water use by about 35%, and EV chargers for up to half of car parks.
Listed amenities include two clubhouses (one for recreation and one for sport and wellness), a swimming pool, gym, wellness centre, indoor games, co-working space, sports court, children's play area, steam room and a community greenhouse.
Location and connectivity
The developer's microsite places the project near the Wipro office and next to Adarsh Garden Estate. It gives these approximate road distances:
- Wipro SEZ: about 5.6 km
- Decathlon Sarjapur Road: about 6.3 km
- RGA Tech Park: about 6.6 km
- Manipal Hospital, Sarjapur Road: about 8 km
- ORCHIDS The International School: about 1 km
- Tech parks on Sarjapur Road and Electronic City Phase 2: about 5 km each
- HSR Layout: about 7 km
The microsite describes the site as part of a triangle linking HSR Layout, Electronic City and the Sarjapur Road tech parks.
Road and transit plans nearby
The Bengaluru Business Corridor (BBC) is a proposed road project. A Deccan Herald report on a BDA land-use revision describes a 65-metre road and a 35-metre commercial zone, with public objections invited for two months. The report also describes an SNC contract of Rs 3,348 crore for the first leg. Swarajya reports that the Phase-1 cost estimate has risen to roughly Rs 10,500 crore. Deputy Chief Minister D K Shivakumar has said the project would be completed in two years.
The developer's microsite describes the 65-metre corridor as passing close by. The corridor is a plan, not a finished road. The Hebbal to Sarjapur metro (Red Line, Phase 3A) is also a proposal, and no Gattahalli station has been confirmed.
RERA status and the unit-count discrepancy
Reports differ on the project's RERA status. One listing says RERA registration is still pending. Another listing says K-RERA registration is awaited. A third source says there is no K-RERA registration and no pending application. No project RERA number has been published by the developer. The RERA number shown on one broker page belongs to that agent, not to the project.
The developer microsite and one listing give 222 homes. A separate Urbanrise Gattahalli filing and a listing for the same site describe 368 homes, with the filing made on 7 July 2026. The 368-home plan is a separate listing and is not confirmed as the same scheme.
What buyers should check
- The RERA registration number and its status before booking.
- A full cost sheet, including GST, floor rise charges, PLC, handover charges and registration fees, since the EOI price excludes them.
- Whether the 222-home or 368-home plan applies to the unit being considered.
- The payment plan, which the developer shares at registration.
- The status of the BBC and metro before relying on future road or transit access.
What comes next
Buyers can register interest through the developer's microsite contact form. The EOI price applies only to the first 50 bookings, and no closing date for the EOI has been published. Possession is tentatively listed for December 2030 onwards. The BBC remains a proposal. The developer's microsite is the main source for the project's pricing and layout.
