Status: what the records show

The project's earliest documented dates are from 2017. Its MahaRERA registration is dated 14 August 2017, and the completion date stated in RERA-linked data is 30 December 2020. Portal listings checked in October 2026 describe the project as ready to move, and one listing shows a possession date of May 2026.

One older Dwello page carries the line that the project is open for bookings. That page was first published in February 2018, so the line should not be read as a current sales launch.

Developer

Vardhman Developers Ltd is an unlisted public company incorporated on 31 May 1990 and is the flagship company of the Vardhman group, which is based in Mumbai. The group is not the Ludhiana textile company that shares the Vardhman name. The company's registered office is at Commerce House, Nagindas Master Road, Fort, and its head office is at Hari Chambers, Shaheed Bhagat Singh Marg, Fort.

Its Mumbai portfolio includes Vardhman Oasis in Girgaon, which has a December 2027 possession date, and Vardhman Grandeur in Andheri West, which is listed as ready to move.

Location and connectivity

The project is on a residential road in Orlem, the part of Malad West close to Marve Road. Malad West station on Metro Line 2A, also called Yellow Line 2A, is about 1.7 km away. That elevated station opened on 19 January 2023 together with the other early stations on the line. Malad railway station on the Western line is about 1 km from the locality, and Kandivali and Goregaon stations are about 3.2 km and 4.1 km away. The airport is listed at about 15.2 km.

Nearby schools include Father Angelo High School, about 0.2 km away, and Janvi Nursing Home is about 0.3 km away. Inorbit Mall and Infiniti Mall are the main retail options in the wider area.

Configurations and prices

The project offers 1 BHK, 2 BHK and 3 BHK units, with carpet areas from 503 sq ft to 841 sq ft across the RERA-linked data. Some listings also name 1.5 BHK units, but RERA data does not confirm that type. Listed prices differ from one portal to another and carry no date. The figures shown are ₹1.35 Cr for the 1 BHK, ₹1.64 Cr for a 612 sq ft 2 BHK, ₹2.07 Cr for a 771 sq ft 2 BHK, and ₹2.24 Cr for the 841 sq ft 3 BHK, all plus charges.

A resale listing for a 771 sq ft two-bedroom unit was shown at ₹1.9 Cr. Resale registrations recorded in the project between September 2024 and August 2025 averaged about ₹17,000 per sq ft, based on a small number of transactions.

Stamp duty is listed at 6% for male sole ownership, 5% for female sole ownership and 5.5% for joint ownership. Registration charges are listed at 1% of the total value.

Specifications and amenities

The project uses an RCC frame structure, with vitrified tiles in the living areas and bedrooms, granite kitchen platforms, and concealed copper wiring. Listed amenities include a gated community, a clubhouse, a swimming pool, a gym, a children's play area, a jogging track, CCTV and 24x7 security. Power backup covers common areas such as the lobby, staircase and lift, but a listing says units do not have full backup.

Infrastructure nearby: GMLR

The Goregaon-Mulund Link Road is a 12.2 km corridor of tunnels, flyovers and interchanges with an estimated cost of Rs 14,000 crore. Swarajya reported that the corridor is meant to link the city's western and eastern suburbs. Peak-hour travel between Goregaon and Mulund can take up to 90 minutes at present, according to the same report.

A 1.26 km flyover on the project's Goregaon side, between Dindoshi Court and Dadasaheb Phalke Chitranagari, is in its final stage. Construction World reported on 30 September 2026 that the Brihanmumbai Municipal Corporation was planning to open it to traffic by 15 October. Re-Mumbai reported that a load test was scheduled for the second week of October before traffic is allowed.

Earlier targets have slipped. In an earlier report, the BMC had said the flyover would open by 16 May 2026, as Free Press Journal reported. The full corridor's completion date has been reported differently by different outlets, so the 2026 flyover target applies only to the first section.

Local market context

Average property prices in Malad West were about ₹30,800 per sq ft in September 2026, up about 2% year on year.
