Veegaland East Fort in Kochi: Upcoming Residential Project by Veegaland Developers

What is planned

Veegaland East Fort is one of three upcoming projects in the pipeline of Veegaland Developers Limited, which is headquartered in Kakkanad, Kochi. The developer's prospectus names the project Veegaland East Fort, and it is listed as upcoming alongside Veegaland Fortune and Veegaland Sarovar.

The project is described as a residential apartment project. Its segment is presented as premium in the developer's current positioning.

The developer's pipeline figures of 212 units and 4,62,010 sq ft of saleable area cover all three upcoming projects together. They are not figures for East Fort alone. The developer has also stated that the upcoming-project area remains subject to approval-related changes.

Status and approvals

• Current status: upcoming. The project has not launched, and no booking or expression-of-interest window has been reported.
• RERA: not yet registered. Veegaland Fortune in Kaloor had received statutory permits and was in the process of obtaining RERA registration, but East Fort was not described as registered.
• Fire and aviation approvals: as of 30 June 2026, East Fort was awaiting no-objection certificates from the fire and aviation departments.
• Construction: not started as of the latest reported position.

About the developer

Veegaland Developers Limited operates under the Veegaland Homes brand. The company is headquartered in Kakkanad and works in Kochi, Thiruvananthapuram, Kozhikode and Thrissur, all in Kerala. It was promoted by Kochouseph Thomas Chittilappilly, promoter of V-Guard and Wonderla.

As of 30 June 2026, the company reported 10 completed residential projects covering 11.05 lakh sq ft across 692 residential units, and 12 ongoing projects with 18,57,460 sq ft of saleable area and 987 units. Kings Fort in Vyttila (possession April 2021) and Exotica in Edappally (possession December 2021) are among its delivered Kochi projects.

The company's prospectus reports a credit rating of BBB+ (Stable) from ICRA on long-term bank facilities of Rs 500 crore, FY26 revenue of ₹250.98 crore and a contracted order book of ₹909.4 crore on 30 June 2026. Its shares were slated to list on BSE and NSE on 18 September 2026 following an IPO of about ₹210 crore, entirely fresh issue.

Location and connectivity

East Fort is in Kochi. The sources reviewed name the city but do not give a locality, road or nearby landmark for the project, so distances from East Fort to transport hubs are not set out here.

Kochi Metro Phase I runs 28.1 km, fully elevated, from Aluva in the north to Tripunithura in the south. It was inaugurated on 17 June 2017. Kochi also has a water metro, inaugurated in April 2023, which makes it the only city with both a water metro and a rail metro.

Cochin International Airport is the planned endpoint of Metro Phase III, which the Kochi Metro Rail Limited is evaluating through two alignments.

Infrastructure under way

• Kochi Metro Pink Line (Phase II): 11.2 km elevated line from JLN Stadium to Infopark II with 11 stations. Stations include Palarivattom, Chembumukku, Vazhakkala, Cochin Special Economic Zone and Kinfra Park. The commissioning target has been pushed to August 2027, at a cost of INR 1,957.05 crore.
• Kochi Metro Phase III (Aluva to Angamaly, with airport link): under evaluation, with two possible alignments. No completion year has been fixed.
• Kochi Water Metro expansion: planned to span 76 km of routes, connecting 38 terminals across 10 islands. No completion year has been fixed.

Demand context

Domestic end-users account for nearly 60% of property purchases in Kochi. Employment centres such as Infopark, SmartCity and KINFRA are the destinations metro commuters reach, though these are city-level references and have not been measured from East Fort.
