Launch status

The developer presents Flora as its most recent release and states that the project carries RERA compliance. Listing data dates the launch to July 2025, which places the project ahead of its handover by about four years, so it is best read as a new launch with sales under way rather than an upcoming project. As of October 2026, the developer's project page shows bookings open on a limited-time basis.

Flora is one of several Veegaland projects in Edappally. The developer's apartments index also lists Queens Park in Edappally, with a handover date of October 2028, and Exotica, which is complete.

Configurations and prices

Flora offers 3 BHK and 4 BHK apartments. The developer's pages give super built-up areas from 1,949 sq ft for the smaller unit up to 2,611 sq ft for the larger one. The 4 BHK is listed at a single size of 2,611 sq ft, while the 3 BHK range runs from 1,949 to 2,037 sq ft.

The developer's apartments index places the project between ₹1.97 crore and ₹2.63 crore. Prices on other pages of the developer's site differ slightly, and the developer marks all figures as subject to availability.

Building and specifications

Flora is a single tower with a basement, ground floor and 11 upper floors, holding four apartments on each floor across a 0.67 acre site. The structure is an RCC frame with Porotherm block external walls and solid block internal walls, rated earthquake-resistant in zone 3 under IS 1893.

Amenities and green features

The developer's project page lists a lobby area, indoor games hall, gym, association hall, children's play area, a swimming pool with a kids' pool, a toddler park and a clubhouse. Its microsite also describes a multipurpose sports court, an open yoga area, a keyless digital lock system and visitor parking.

Green features cited by the developer include borewell recharge and rainwater collection, a 30 kW solar array for common areas, composting, and an incinerator with bio-bins for waste. A third-party page also lists a rooftop pool, a jogging track and a sauna, but these do not appear on the developer's own page and should be checked with the developer before relying on them.

Location and connectivity

The developer places the project near Lulu Mall and just off the metro corridor. Its project page names Lulu Mall, Changampuzha Park, Amrita Hospital and a metro station as nearby landmarks.

Lulu Mall is about 0.24 km from Edappally Metro station, which is on Kochi Metro Line 1, the Blue Line. The line's first section opened on 19 June 2017 between Aluva and Palarivattom. Edappally is also the point where NH 66 and NH 544 meet, one of the busier junctions in Kerala.

Demand and market context

Average flat rates in Edappally were about ₹7,400 per sq ft in January to March 2026, according to a property portal's area data. The same data shows apartment rates of about ₹5,750 per sq ft in October to December 2022, ₹6,800 in October to December 2024 and ₹7,050 in October to December 2025. A 3 BHK in Edappally is listed in a range of ₹88.1 lakh to ₹1.6 crore.

Infrastructure pipeline

The Kochi Metro Pink Line is the main transit project that will serve the wider area. Officials describe it as a link to Kakkanad, the IT and business district that houses Infopark, Smart City and special economic zones. It runs from JLN Stadium in Kaloor to Kakkanad.

Officials put the 11.2 km route at an estimated cost of ₹1,957 crore. Reports from late 2025 set June 2026 as the start of services on the first five stations, Palarivattom Junction, Alinchuvadu, Chembumukku, Vazhakkala and Padamugal, with the remaining stations, including Infopark, to follow by the end of 2026. Those target dates have now passed, so the current service status should be checked with the operator.

NHAI is also widening the Edappally to Moothakunnam stretch of NH 66 to six lanes, with two 650-metre flyovers in the works.
