Wadhwa Aravya Panvel: Upcoming Tower in Wadhwa Wise City, Navi Mumbai

Status and what is documented

As of October 2026, Wadhwa Aravya is listed as upcoming. The developer's township site calls it the upcoming new launch tower in Wadhwa Wise City, offering 1, 2, 2.5, 3 and 4 BHK apartments. Aggregator pages, however, show the project as open for booking, and one describes the tower as under construction. A launch date for the tower has not been published in sources we used.

The Wadhwa Group is the developer. Its holding company, Wadhwa Group Holdings, has filed a draft red herring prospectus with the markets regulator through the confidential filing route. No joint-venture partner for Aravya has been identified; the operating partner named for the wider township is a separate arrangement described below.

Configurations and pricing

The developer's pricing for Aravya's 3 BHK is based on a 1,100 sq ft carpet area, starting at ₹1.69 crore on an all-inclusive basis, which works out to roughly ₹15,364 per sq ft. Listings show a 4 BHK priced on request. Carpet areas for the 1, 2 and 2.5 BHK units are not published for this tower.

Listings describe a 20:80 payment plan and a limited-time saving of up to ₹2,75,000. Expression-of-interest amounts start at ₹2 lakh according to listing pages. These offers are promotional terms from the developer or its sales channel and may change; buyers should check the current terms in writing before committing.

Aggregators quote a wider headline band of ₹1.69 crore to ₹2.30 crore for the project. Charges beyond the headline price are listed as not itemised, so the total cost should be confirmed against the agreement.

Possession and approvals

The township's registered possession date is December 2026 according to the RERA details cited on aggregator pages, and its mid-phase towers are described as under construction. Aggregator listings for Aravya show a possession window of 2026 to 2028, which is not a confirmed date for this tower.

Aggregator pages attach MahaRERA numbers P52000052619 and P52000048913 to the Wise City township. The same numbers also appear against other Wadhwa projects in the township, so they should be checked directly on the MahaRERA portal before being read as Aravya's own registration.

Township and developer context

In May 2026, the developer engaged a subsidiary of Arisinfra Solutions on an eight-month operating assignment for Wadhwa Wise City. The arrangement covers inventory valued at about ₹650 crore, with a further ₹400 to ₹450 crore planned for release later. The deal is a township-level sales and execution arrangement and is not a joint venture on the Aravya tower.

The developer describes Wadhwa Wise City as a mix of apartments, plots, bungalows, retail and commercial space, a school, a temple and fire stations. Aravya is one tower within that township.

Location and connectivity

Panvel railway station sits on the Harbour and Trans-Harbour lines and is the main junction for the area. The Mumbai-Pune Expressway, the Mumbai-Goa Highway and the Atal Setu sea link are all within reach by road, according to the project's listing. The Sion-Panvel corridor also serves the area.

Navi Mumbai International Airport began commercial passenger flights on 25 December 2025. Panvel Junction is about 5 km from the airport and Mumbai CST about 43 km via Atal Setu. As of August 2026, there is no operational direct metro link to the airport. Navi Mumbai Metro Line 1 runs between Belapur and Pendhar.

A market report from May 2026 says the metro extension to the airport is designed to connect both airports in about 30 minutes and is under active development. It also describes Panvel as the gateway to the airport.

Demand and local market data

A 2026 market analysis by Synergy Infracon puts Panvel between ₹13,350 and ₹15,000 per sq ft, with year-on-year growth of 20 to 23 percent. The same analysis says the Mumbai Trans Harbour Link has allowed South Mumbai professionals to reach offices in Navi Mumbai in roughly 40 to 45 minutes. These are a private firm's estimates and should be read as indicative.

Amenities and specifications

Aggregator listings for Aravya include a swimming pool, an infinity pool, a gymnasium, a jogging track, a kids' play area, a clubhouse, badminton and multi-purpose courts, a yoga and meditation area, and a landscaped rock garden. Listed services include 24x7 water supply, power backup, high-speed elevators, intercom, fire-fighting systems and an EV charging station. The listing also mentions about 50,000 sq ft of retail space in the wider development.

Listings describe premium fittings and refined detailing, and most homes are said to have 180-degree views of the Prabalmachi and Sahyadri hills. Detailed specifications for flooring, kitchens, bathrooms and electricals are not set out for this tower.
