Launch status

Whiteland Corporation announced the launch of Westin Residences Gurugram on 31 May 2025, in collaboration with Marriott International. The project is now past its launch stage and is listed for bookings. Sites that market the project describe bookings as open, but the exact date when bookings opened has not been published.

The project is registered with the Haryana Real Estate Regulatory Authority under the name "Urban Resort – Westin Residences Gurugram". Some listings still label it under construction, and developer updates confirm that building work has started.

Developer and brand arrangement

Whiteland Corporation is the promoter and developer, and is responsible for investment and execution. Marriott International has licensed its Westin brand to the project under an agreement signed in June 2024. Marriott has stated that it does not own, develop, promote or sell the project. The developer describes the project as a purely residential address, with Marriott managing hotel-style operations from day one.

Whiteland holds exclusive rights to use the Westin Residences brand in Gurugram, the Dwarka Expressway area and selected parts of Delhi until 2032. Kalpataru Projects and Ahluwalia Contracts are named as construction partners. Hafeez Contractor has designed the towers, and Vintech Consultants is the structural consultant.

Scale and towers

The developer's project page describes the site as 20 acres, with 90 per cent of it open. The launch release describes 7.78 hectares, roughly 20 acres. A licence record for the "Urban Resort" mixed-use project covers a 19.23-acre parcel. The launch release cites 1,700 three-bedroom and four-bedroom residences.

The residential masterplan has nine active towers, numbered T1 to T9. The developer's material describes the towers as rising to G+49 floors. Phase-wise unit counts from the developer's blog are shown in the phase table above.

The developer's project page gives a starting price of ₹7.00 crore. The page is undated, so the figure should be read as the latest published price rather than a current rate. Taxes are payable over and above the base price.

Approvals and RERA

The project has been registered with the Haryana Real Estate Regulatory Authority in phases. Registrations 65, 66 and 67 of 2024 are dated 18 June 2024, and registrations 52 and 53 of 2025 are dated 16 May 2025. The licence for the mixed-use "Urban Resort" project covers a 19.23126-acre land parcel and was granted as License No. 263 of 2023 (12 December 2023) and License No. 158 of 2024 (20 November 2024).

Buyers should check the registration number for each tower group against the authority's records, because a sister project in the same sector carries a similar registration reference.

Amenities and specifications

The developer lists a 1.75 lakh sq ft clubhouse with a spa, a multi-cuisine restaurant, a private theatre, a banquet hall, a library, a gym, a swimming pool, a kids' zone and a jogging track. Parking is on three basement levels, with a dedicated space for each unit. The developer also states that the ground level is kept free of vehicles.

Towers are high-rise RCC structures on stilts. The developer lists floor-to-ceiling windows, modular kitchens and ensuite bathrooms for all bedrooms as standard. Interiors are handled by Bobby Mukherji & Associates, and landscape planning by Coopers Hill. The developer says the project is pre-certified under IGBC Gold.

Construction progress

As of September 2026, the developer's update reported that Phase 1 towers had superstructure up, with slabs rising floor by floor. Phase 2, covering towers T1 and T5, was following behind. Phase 4, covering towers T6 to T9, was at foundation stage, with excavation and raft casting under way.

The developer gives possession as 2031. No separate RERA-registered possession date has been published in the records reviewed.

Location and connectivity

The project sits on the Dwarka Expressway (NH 248BB), a four-lane elevated, access-controlled highway. The 19 km Haryana section was inaugurated by Prime Minister Narendra Modi on 11 March 2024. The developer says the site is about 15 minutes from NH-8 and about 20 to 25 minutes from IGI Airport, with the airport about 20.6 km away. Gurugram's central business district is about 15 minutes away.

Sector 103 is close to the Delhi border, and the developer lists work hubs at Cyber City, Udyog Vihar and Golf Course Road. The nearest metro station is Yashobhoomi Dwarka Sector 25 on the Airport Express Line, about 8.36 km away. Gurugram Railway Station is about 4 km away.

Infrastructure pipeline

The Union Cabinet approved the HUDA City Centre to Cyber City metro line, with a spur to the Dwarka Expressway, on 7 June 2023. The entirely elevated line is estimated to cost ₹5,452 crore, with a route length of 28.50 km and 27 stations. A 1.85 km spur from Basai Village to the Dwarka Expressway has one station.

A separate metro line along the Dwarka Expressway was reported in 2024 as pending approval from the Haryana Government. The upcoming Sector 101 metro station and an upcoming railway station in Sector 101 are both several kilometres from the site.
