Government of India Accords Formal Approval for Tumakuru Industrial Township (1,736 Acres)

What was decided

The Cabinet Committee on Economic Affairs (CCEA) approved development of the Tumakuru Industrial Area, along with the Krishnapatnam node in Andhra Pradesh, under the Chennai-Bengaluru Industrial Corridor (CBIC). The CCEA approved industrial corridor nodes at Andhra Pradesh's Krishnapatnam and Karnataka's Tumakuru under the Chennai-Bengaluru Industrial Corridor, with the estimated cost of construction for Tumakuru Industrial Area in Karnataka put at Rs 1,701.81 crores. For the Tumakuru node, employment of about 88,500 persons is estimated. A government progress record confirms the specific scope of the approval: GoI accorded approval for the project on 30th December, 2020 for an area admeasuring 1,736 acres.

Who decided it, and how the project is structured

The decision was taken at the Union government level (CCEA), acting on a proposal from the Department for Promotion of Industry and Internal Trade (DPIIT). Implementation on the ground is split between two entities: the Government of India, through the National Industrial Corridor Development and Implementation Trust (NICDIT), and the Government of Karnataka, through the Karnataka Industrial Area Development Board (KIADB), have taken up the development of the Industrial Township at Vasanthanarsapura, spread across 8,500 acres in three phases in Tumakuru district through the project Special Purpose Vehicle (SPV).

The project vehicle itself pre-dates the Cabinet approval: CBIC Tumakuru Industrial Township Limited, SPV was incorporated on 1st November, 2018. Before the December 2020 Cabinet approval, the project had already cleared an internal approval stage: Tumakuru Industrial Area (1,736 acres) in Karnataka under CBIC had been approved by NICDIT, with CCEA approval then sought separately.

Operative details: area, boundaries, and cost

The 1,736-acre figure approved by the CCEA is not the whole township — it is the first, priority-development slice of a much larger planned area. The Tumakuru node has been prioritized for development, with an area of 1,736.20 acres being identified as the priority development area, and the Phase-A of the project is expected to generate employment for approximately 88,000 people.

The remaining land is scheduled for later phases. Karnataka's own investment-promotion listing sets out the full three-phase breakdown: Chennai Bengaluru Industrial Corridor-Tumakuru Industrial Township Limited (CBIC-TITL) Phase-A covers 1,736.20 acres (under development), Phase-B covers 2,587.00 acres (undeveloped), and Phase-C covers 3,990.00 acres (undeveloped). Detailed planning for the entire node has since been finished: detailed master planning and preliminary engineering activities of the total project area of 8,483 acres have been completed.

The site sits at Vasanthanarsapura in Tumakuru district. It is located 120 km north of Bengaluru and 20 km from Tumakuru city, with connectivity via NH-48, nearby railway stations, and Bengaluru International Airport.

Practical effect and what followed the approval

The December 2020 approval was a funding and go-ahead decision for trunk infrastructure, not a land handover or construction start in itself. Subsequent steps recorded by NICDIT's own project-monitoring reports show the sequence that followed:

• Environmental Clearance (EC) for the project was granted by MoEF&CC on 31st August, 2021.
• The State Government transferred 1,668.30 acres of land to the SPV, and matching equity amounting to Rs 586.74 crore was released.
• An EPC Contractor was appointed in February, 2023.
• The Prime Minister laid the foundation stone on 6th February, 2023.
• 300 acres have been earmarked for a new Japanese industrial township, 200 acres earmarked for MSMEs, and 41 acres allotted for a cricket stadium.

The planned land mix for the township is broader than pure industry: the project is designed as a mixed-use development comprising land uses such as industrial, institutional, residential, commercial and green spaces, making it a self-sustainable and resilient smart industrial city. No official percentage-wise land-use split has been published in the sources reviewed.

Current status (as of late 2025)

Construction is under way but the node is not yet operational. The most recent NICDC progress filing reviewed states: GoI accorded approval for the project on 30th December, 2020 for an area admeasuring 1,736 acres; the EC was granted by MoEF&CC on 31st August, 2021; the EPC Contractor was appointed in February, 2023; and the Prime Minister laid the foundation stone on 6th February, 2023. By November 2025, physical progress on the node stood at roughly a quarter complete: cumulative physical progress of 24.75% had been achieved for the Tumakuru node as of that reporting month. Land transfer to the SPV remains short of the full 1,736-acre Phase-A footprint, with 1,668.30 acres transferred as of late 2025 filings.
