PM Modi Lays Foundation Stone for Zaheerabad Industrial Smart City as Telangana Prepares for Major Industrial Boom

What Happened on May 10

Prime Minister Modi laid the foundation stone for the development of the Zaheerabad Industrial Area in Sangareddy district. The project will span about 3,200 acres and support advanced manufacturing, logistics, electronics, machinery and food processing sectors, with dedicated plug and play infrastructure.

The Prime Minister identified Zaheerabad Industrial Area as a cornerstone of India's infrastructure transformation, noting the emerging complex will function as an Industrial Smart City, equipped with world-class infrastructure, excellent power supply, and advanced ICT networks, offering global investors every facility required to establish operations.

Who Decided and Announced

The Cabinet Committee on Economic Affairs (CCEA) chaired by Prime Minister Narendra Modi approved the setting up of 12 new Industrial Smart Cities. The approval was done under the National Industrial Corridor Development Programme (NICDP) with an estimated investment of Rs 28,602 crore.

Union Coal Minister G Kishan Reddy announced on May 5, 2026 that Telangana would get a major boost in industrial growth, with Prime Minister Narendra Modi scheduled to lay the foundation stone on May 10.

The Numbers

The project is taken up at an estimated cost of Rs 2,360.54 crore and spreads across 3,245 acres. The project has investment potential of more than Rs 10,000 crore and will generate 1.74 lakh jobs by 2029.

Of the total Phase 1 area, 1,900 acres will be allocated for industrial purposes, 650 acres for green zones, and the remainder for amenities, logistics, residential, and commercial infrastructure. Officials stated that 2,900 acres have already been acquired, with the balance to be secured soon.

The overall project area (Phase 1 and 2) measures approximately 12,500 acres, out of which Phase-I activation area of 3,245 acres is proposed for a project cost of Rs 2,361 crore.

Strategic Context and Significance

The project is part of the Hyderabad-Nagpur Industrial Corridor (HNIC) under the National Industrial Corridor Development Programme (NICDP). The Zaheerabad Industrial Node is spread across 17 villages of Nyalkal and Jharasangam Mandals in Sangareddy district.

The site is in close proximity to the 4-lane NH-65 (Pune to Machilipatnam) and is located at a distance of approximately 9 km north of Zaheerabad and about 80 km northwest of Hyderabad. The Industrial Smart City is approximately 65 km to the Hyderabad Outer Ring Road.

Prime Minister Modi emphasized that vehicles and machinery manufactured in the zone, and food processing industries established there, will empower Telangana's workers and farmers.

Implementation and Next Steps

The Zaheerabad Industrial Smart City project has received all approvals, with infrastructure development set to begin. Tenders for infrastructure works are expected to be finalised by October, with construction and commissioning projected to take about 18 months after commencement.

The project, which was pending for over five years, is expected to take about two to three years to develop.

Telangana has already allotted around 500 acres to anchor clients such as Korean auto giant Hyundai (300 acres) for its R&D facility and test track, and aerospace and defence player VEM Technologies.

Governance and Funding

NICDIT Zaheerabad Industrial Smart City Ltd., a Special Purpose Vehicle, has been incorporated with equity contribution from National Industrial Corridor Development and Implementation Trust (NICDIT) and Telangana Industrial Infrastructure Corporation Limited (TGIIC) for development of Zaheerabad Industrial Area in Telangana.

The new Zaheerabad Industrial Area will be managed by a special purpose vehicle called NICDIT Zaheerabad Industrial Smart City. The Centre's National Industrial Corridor Development and Implementation Trust holds 49 percent equity, while Telangana Industrial Infrastructure Corporation (TGIIC) owns 51 percent.
