YEIDA Invites Consultancy Bids for New Industrial Corridor Linking Noida Airport to Tappal-Bajna

What YEIDA Decided

The Yamuna Expressway Industrial Development Authority (YEIDA) has initiated plans to develop a new industrial corridor between the upcoming Noida International Airport and the Tappal-Bajna Urban Centre, aiming to strengthen industrial growth and attract fresh investments in the region, and as part of the project has invited proposals from reputed consultancy firms to prepare a comprehensive master plan for the proposed corridor.

YEIDA has set August 5 as the deadline for consultancy firms to submit proposals for preparing the master plan. YEIDA Chief Executive Officer Rakesh Kumar Singh has directed officials to treat the project as a priority.

This is a procurement/planning step — the appointment of a consultant to draft a master plan — rather than a final land-use notification or a government-approved plan.

Why This Corridor: Bridging Phase-I and Phase-II

The proposed corridor is intended to bridge YEIDA Phase-I and Phase-II, creating a seamless industrial and urban development zone, and although the area was not originally included in the Master Plan 2041, its strategic location near the international airport has significantly increased its development potential.

According to officials, timely planning is essential to prevent unplanned construction and encroachments while ensuring systematic urban expansion.

What the Master Plan Must Cover

The master plan will include land for industrial units, manufacturing facilities, warehouses, residential spaces for employees, commercial complexes, retail outlets and hotels. The integrated approach is expected to support both industries and the workforce while encouraging business activity around the airport region.

The proposed industrial corridor will be developed over a designated area with a focus on creating a balanced industrial ecosystem. No specific hectare figure, land-use percentage split, or plot rate for this new corridor has been published as of July 2026.

Connectivity Upgrades Planned

Improving connectivity forms a key part of the project. YEIDA plans to extend the proposed 130-metre-wide road connecting Noida International Airport up to the Khurja-Palwal Expressway. In addition, the existing 60-metre-wide road leading to Sabauta will also be extended to the new industrial corridor. These road projects are expected to provide seamless access between the airport, industrial zones and major expressways, making the corridor an attractive destination for logistics and manufacturing companies.

Separately, YEIDA's wider 130-metre road programme — a roughly 25-km link from near Aloda village to the Khurja-Palwal Expressway near the airport boundary, estimated to need about ₹1,400 crore for land and ₹300 crore for construction — is already under a related planning and funding process; the Tappal-Bajna corridor extension plugs into this same road network rather than being a standalone road scheme.

Background: Status of the Tappal-Bajna Urban Centre

In 2017, the Uttar Pradesh government approved two major urban centers under the Master Plan-2031: Raya Urban Centre in Mathura and Tappal-Bajna Urban Centre in Aligarh. Located near the Noida International Airport in Jewar, the Tappal-Bajna Urban Centre in Aligarh is set to become a critical industrial hub for the region, with YEIDA planning a 364-acre state-of-the-art Logistics Park to meet increasing cargo demands of the National Capital Region.

YEIDA Phase II Detailed project reports (DPRs) have been prepared for Raya and Tappal-Bajna Urban Centers, with developers being finalised. Separately, market and advisory sources describe a much larger land-pooling exercise for a Multimodal Logistics Park (MMLP) in the same Tappal-Bajna area — figures cited range up to roughly 950 hectares earmarked, with a first phase of around 200 hectares and further acquisition of about 1,900 hectares including 736 hectares already notified; these MMLP figures relate to the pre-existing logistics-park project and are distinct from the newly announced airport-linking corridor covered by this consultancy call.

Some investment-advisory sources also flag that a portion of land in the Tappal-Bajna area intended for YEIDA's logistics hub has seen unauthorised housing activity, underscoring why officials describe timely, formal planning as necessary to prevent further encroachment.

Practical Effect — What This Means Now

• No land has been notified, priced, or allotted for this specific corridor yet — the current step is only the hiring of a master-plan consultant.
• Any investor or landowner interest should be treated as provisional until YEIDA publishes a notified master plan, sector boundaries, and land-use/allotment scheme for the corridor.
• Once developed, the project is expected to contribute to the economic growth of western Uttar Pradesh while supporting the expanding ecosystem around Noida International Airport.
• Because the corridor sits between two already-planned zones (Phase-I around the airport and the Phase-II Tappal-Bajna Urban Centre), it is likely to be integrated into future revisions of YEIDA's master plan documents rather than treated as a wholly separate scheme.
