YEIDA Scales Ambition to 8,000-Hectare Jewar-Tappal Corridor; Consultant Bids Due August 5

What YEIDA Approved

YEIDA has approved plans to develop a large integrated industrial and economic zone between Jewar and the Tappal-Bajna area, aimed at linking the Noida International Airport with the proposed Tappal-Bajna Logistics Park and Urban Centre in Aligarh. Spanning around 7,600–8,000 hectares along the Yamuna Expressway, the corridor will house a mix of manufacturing units, logistics parks, warehouses, MSMEs, commercial spaces and worker housing.

The location is seen as strategically important due to its proximity to the airport's cargo terminal and the rapidly evolving industrial ecosystem in the YEIDA region.

Why Now: The Airport Factor

The authority is accelerating industrial development in the region following the commencement of operations at Noida International Airport and its cargo terminal in mid-June. India's newest civilian airport at Noida International Airport in Jewar has officially begun its commercial operations on Monday 15 June, with budget airline, IndiGo's flight from Uttar Pradesh's capital, Lucknow. The first commercial cargo service from the Jewar airport would start from 17 June.

The Consultant Bid Process

YEIDA will appoint a consultant to prepare a detailed techno-economic feasibility report. This study will evaluate development potential, market demand, investment viability, infrastructure needs and environmental considerations. It will also identify suitable industrial sectors, assess land use patterns and propose financing and implementation models, along with a phased development roadmap.

Agencies can submit bids until August 5, with technical bids to be opened on August 7. The selected consultant will have six months to prepare the feasibility report, followed by four months to finalise the master plan, according to the authority.

Master Plan and Land Use

Following approval of the feasibility study, a comprehensive master plan extending to 2041 will be drafted. This plan will outline land-use strategies based on connectivity, environmental sustainability and development constraints, while also covering zoning, logistics networks, utilities and regulatory frameworks.

The plan has evolved from an industrial node into a complete ecosystem, according to the Yamuna authority. Alongside industrial development, the plan is to develop residential sectors, schools, colleges, a university, large hospitals, hotels, malls and shopping complexes.

Tappal-Bajna Logistics Hub (Core Component)

The project is also expected to enhance connectivity with the upcoming 364-acre Tappal-Bajna manufacturing and logistics hub, which is planned to accommodate storage and distribution facilities for commodities such as cement, steel, grains and automobiles. Developed at a total cost of ₹1,040 crore, the logistics park spans 364 acres and will be built in three phases — 205 acres in Phase 1, 110 acres in Phase 2, and 48 acres in Phase 3. The park will offer specialised infrastructure for diverse cargo categories, including cement, steel, food grains, and automobiles.

Implementation Timeline Ahead

After empanelling a leading consultancy firm and developing the master plan, YEIDA will undertake land acquisition, infrastructure development, and plotting in phases between 2027 and 2032.
