Deloitte Recommends Rail-Connected Logistics Hub at Tappal Bajna—YEIDA to Proceed with Master Plan Phase 2
According to a recent feasibility report, the Uttar Pradesh government will establish a large logistics and warehousing hub at Tappal Bajna near the proposed Jewar International Airport. A preliminary study by the consultant Deloitte Touche Tohmatsu India has recommended rail connectivity of the proposed hub with the Delhi-Palwal railway route.

What the Study Recommends
Deloitte Touche Tohmatsu India, the consultant engaged in preparing the feasibility analysis and Detailed Project Report (DPR), recommended rail connectivity of the proposed hub with the Delhi-Palwal railway route. According to Monika Rani, Additional CEO of YEIDA, the warehousing hub will be a major point of offload for industrial goods once ready. The agency appointed Deloitte as consultant for the project.
The consultant recommended that the logistics and warehousing hub be well connected through road and rail, with the report suggesting connecting this hub with the Delhi-Palwal railroad through 16 km of dedicated track.
Project Scope and Scale
The proposed hub will be spread across 465 hectares. Tappal-Bajna Urban Centre will be developed in 11,104 hectares overall, and being close to Noida International Airport, the Authority is giving priority to industrial townships, besides logistics and warehousing activities here.
While it is proposed that 1,794.4 hectares will be reserved for industries and 1,608.3 hectares for mixed land use, the final location will be recommended by the consultant in the draft detailed plan.
Decision-Making and Approvals
The implementation is subject to a go-ahead by Yamuna Expressway Industrial Development Authority (YEIDA). The Authority has plans to implement the idea under the implementation of Master Plan Phase 2. Officials of YEIDA directed the consultants, Deloitte Touche Tohmatsu India, to prepare the tender documents and concession agreement as the UP government had approved the feasibility-detailed project report on September 16.
