University Township (YEIDA Sector 14) — Master Plan

YEIDA's Sector 14 University Township is the first of a planned five-township 'education-industry cluster' programme along the Yamuna Expressway, approved in principle by the YEIDA Board in August 2026. As of September 2026 only the Sector 14 site has a confirmed location and area; the other four townships and a detailed land-use layout for Sector 14 itself have not yet been published.

What has actually been approved

At its 92nd Board meeting, YEIDA approved a plan to develop a university township on 480 acres in Sector 14, alongside a separate medical hub on 500 acres spanning Sectors 13 and 14. This was an in-principle Board decision, not a released detailed master plan or layout for the township itself — no phase-wise hectare breakdown, sector-internal land-use percentages, or a completion year for Sector 14 has been published by YEIDA as of September 2026.

Part of a five-township programme

The Sector 14 site is described by YEIDA as the first of a wider programme. The authority has approved a plan to build five University Townships that will place higher education institutions, research centres, skilling facilities and industrial units in close proximity. Each of the remaining townships is expected to cover roughly 500–700 acres (≈202–283 ha) and be sited on or beside a major industrial corridor, but as of the latest reporting, YEIDA has yet to publicise specific sectors or land parcels for the other four.

Site selection for the remaining townships will be evaluated on the basis of industrial connectivity, availability of large land parcels, demographics, socio-economic indicators and existing academic environment.

Planning model: three pillars

YEIDA has framed the programme around three pillars — academic institutions, integration with industry and shared infrastructure. The proposed common infrastructure across townships is intended to include laboratories, libraries, student and staff accommodation, incubation centres, internship and apprenticeship cells, sports infrastructure, internal roads, utilities and digital infrastructure, with public, private and PPP institutions able to set up campuses inside each township.

YEIDA's proposed university townships are inspired by existing successful university-industry clusters in the US, Singapore (One-North), Japan (Tsukuba Science City) and Silicon Valley, Shenzhen. No India-specific population or employment targets for the Sector 14 township have been published; the model description focuses on campus-industry integration rather than resident population.

How it fits into the wider YEIDA Master Plan 2041

University Township sits within YEIDA's overall Master Plan 2041 planning horizon. The Draft Master Plan 2041 prepared by YEIDA outlines a comprehensive vision and strategy for a sustainable, efficient, and globally recognised city in the vicinity of the Noida International Airport and along the Yamuna Expressway. The Phase-I Draft Master Plan 2041 document was prepared for YEIDA by MaRS Planning & Engineering Services Pvt. Ltd.

At the regional (YEIDA-wide) level, an earlier version of the master plan presented to the Board estimated that the region would need to house about 41.7 lakh people by 2041, requiring roughly eight lakh homes, 1,200 hectares of commercial space and 4,000 hectares of industrial land. These are region-wide figures for the whole YEIDA area, not specific targets for the Sector 14 University Township, and should not be read as township-level numbers.

Land use inside the township

No sector-internal land-use split (residential vs. academic vs. green/open space, etc.) for the 480-acre Sector 14 site has been published by YEIDA as of September 2026. Only the broad list of intended shared facilities — laboratories, libraries, hostels, incubation centres, internal roads and utilities — has been described, without percentage allocations.

Where to find the official documents

Official YEIDA master-plan material, including the Master Plan 2041 page and downloadable draft reports, is published on YEIDA's own website. Board-meeting decisions on the University Township and medical hub are released as press notes rather than as standalone technical plan documents; readers should check the authority's site directly rather than third-party summaries for the current status.

Frequently asked questions

Is the YEIDA University Township in Sector 14 fully approved, or just proposed?

The YEIDA Board approved a plan in principle to develop a university township on 480 acres in Sector 14 at its 92nd Board meeting on 17 August 2026. A detailed technical master plan, DPR or layout for the township has not been published as of September 2026.

How big is the Sector 14 University Township?

It covers 480 acres, roughly 194 hectares, based on the approval at YEIDA's 92nd Board meeting.

Will YEIDA build more than one university township?

Yes. YEIDA has approved a plan to build five university townships along the Yamuna Expressway, each expected to cover about 500–700 acres, though only the Sector 14 site has a confirmed location and area so far.

How is the medical hub in Sectors 13–14 related to the University Township?

They were approved at the same Board meeting but are separate projects: a medical hub was approved on 500 acres of institutional land across Sectors 13 and 14, alongside the 480-acre university township in Sector 14.

What population or job targets apply to the University Township?

No specific population or employment targets for the Sector 14 township have been published. Region-wide YEIDA Master Plan 2041 figures (such as an estimated 41.7 lakh population by 2041) apply to the entire YEIDA area, not to this township alone.

Who prepared the underlying YEIDA Master Plan 2041?

The YEIDA Phase-I Draft Master Plan 2041 document was prepared for the authority by MaRS Planning & Engineering Services Pvt. Ltd.

Where can I check the official, current status of this project?

Check YEIDA's own Master Plan 2041 page and its official Board-meeting press releases, since third-party sites may not reflect the latest approvals.
