Integrated Industrial Township Greater Noida (IITGN): Master Plan, Area and Land Use

Planning framework and horizon

IITGN was conceived as one of the early "plug-and-play" nodes of the Delhi-Mumbai Industrial Corridor (DMIC), now folded into the National Industrial Corridor Development Programme (NICDP). Under NICDP, NICDC and partner SPVs are directed to develop greenfield industrial cities and integrated corridors with master planning, feasibility studies, financing, and multimodal connectivity aligned to PM GatiShakti. IITGN itself does not carry a published multi-decade horizon year (such as 2031 or 2041) the way city-wide plans like Greater Noida's own Master Plan do. Total planned area vs. built-out/allotted area

The core, notified extent of IITGN is consistent across NICDC and central government (DPIIT) sources: Integrated Industrial Township, Greater Noida (IITGN) is a world class smart industrial township comprising of total area of 302.06 Hectare (747.5 Acres) having industrial, commercial and residential land use. NICDC's own project listing corroborates this scale, describing the Integrated Industrial Township-Greater Noida (IIT-GN), spanning 747 acres, as a flagship DMIC project located southeast of Greater Noida, abutting the Eastern Peripheral Expressway and Delhi-Howrah railway line, and notes it is located just 11 km from Pari Chowk, offering excellent connectivity.

A separate figure appears in IITGNL's own promotional material, which states the township has around 155 acre land available for industrial use and 111 acre of land for other uses like residential, commercial, institutional etc. — this 266-acre figure appears to refer to net allottable/saleable land within the larger 747.5-acre gross township area (the balance being roads, utilities, and common infrastructure not separately itemised in public sources).

A third, larger figure — 828 acres — surfaces in 2025 reporting on the township's smart-city command centre rollout: DMIC has established smart city infrastructure across 828 acres in Greater Noida. This figure exceeds the core 747.5-acre IITGN footprint, and public reporting does not clearly explain whether it reflects an expanded township boundary or a wider DMIC-serviced zone in Greater Noida that includes areas beyond IITGN proper. Readers should treat the 302.06-ha / 747.5-acre figure as the authoritative core township area unless a specific expansion notification is found.

Land-use split

IITGN's official land-use breakdown, as published in the IITGNL industrial plot scheme brochure, is: IITGN comprises of total area of 302.06 Hectare (747.50 Acres) having industrial land (50.78%), commercial/mixed use land (5.83%), residential Group Housing and EWS Housing land (11.13%) and Green open space (15.76%).

These four categories together account for roughly 83.5% of the total area; the remaining share (not separately itemised in the source document) is presumed to cover roads, utilities, and other common infrastructure typical of an integrated township, but no official percentage for this residual category was found and none is asserted here.

Phasing

No official, hectare-and-year phase table specific to IITGN (e.g., "Phase 1 by 20XX, Phase 2 by 20XX") was found in NICDC, DPIIT, or IITGNL public materials. Unlike some other NICDP/DMIC nodes and unlike Greater Noida's own city-wide master plans (which do carry phase-wise hectare and year targets), IITGN appears to have been planned and delivered largely as a single integrated township rather than a multi-decade staged build-out. Population and employment targets

Public statements on IITGN's residential and jobs capacity come from 2025 reporting tied to a smart-infrastructure (Integrated Command and Control Centre) tender rather than a formal demographic chapter of a master plan document. That reporting states: the township aims to house 30,000 residents and create over 50,000 employment opportunities. This target is associated with the broader 828-acre DMIC-serviced zone referenced above, so it should be read as a longer-term build-out figure rather than a target tied to the core 747.5-acre notified area alone.

On actual investment and jobs achieved to date, coverage of the February 2024 inauguration reported: eight major companies, including Haier, Forme Mobile, and Guru Amardass, have invested over Rs 4,000 crore in the township and created around 11,000 jobs as of that date.

Developer, SPV structure and planning consultant

IITGN is implemented through a dedicated special purpose vehicle. As IITGNL itself describes it: DMIC Integrated Industrial Township Greater Noida Limited (DMIC IITGNL) is a SPV Company between Greater Noida Industrial Development Authority (GNIDA) and National Industrial Corridor Development and Implementation Trust (NICDIT) for development and operation of Integrated Industrial Township, Multi Modal Logistics Hub and Multi Modal Transport Hub at Greater Noida under the Delhi Mumbai Industrial Corridor Project of the Government of India.

No specific third-party master-planning or urban-design consultancy firm for IITGN's own layout was identified in the sources reviewed. (This differs from Greater Noida city's own Master Plan 2041, which is documented as prepared by Rudrabhishek Enterprises Limited for GNIDA — but that is a separate, city-wide plan and not the IITGN township plan itself.)

Site context and connectivity

IITGN sits southeast of Greater Noida city. It offers connectivity via the Delhi-Howrah Railway Line, Eastern Peripheral Expressway, and proximity to the Boraki transit hub and Dadri logistics hub, and is strategically connected via expressways, national highways, and proximity to IGI, Jewar, and Hindon airports.
