What can and cannot legally be bought right now
No LDA-issued plot in Wellness City can currently be purchased directly from the authority. LDA has released the official layout for the township and has begun ground work, but a public plot lottery has not been opened.
- LDA has established field offices at Bakkas and Mastemau to facilitate physical possession and demarcation for allottees, and internal road marking has begun, but this is preparatory infrastructure work, not a plot sale.
- Of the roughly 77 acres set aside for individual plots, around 2,000 premium plots, ranging from 700 to 3,000 square feet, will be developed, and these plots will be sold directly by the LDA — once a lottery is announced.
- The 362 acres dedicated to group housing will not be sold to individual buyers at all; instead the LDA plans to auction these plots to builders, who will then construct and sell roughly 10,000 flats.
- The underlying land itself is still being assembled: Wellness City's land is being pooled and acquired from 6 villages along Sultanpur National Highway in the Mohanlalganj tehsil. Buying agricultural or pooled land inside these six villages carries acquisition risk — private land transactions may be subject to government scrutiny, and agricultural land must be legally converted before any residential/commercial sale.
Separately, private RERA-registered plotted developments already exist elsewhere along the same Sultanpur Road corridor and are legally transactable now — but these are not part of the LDA Wellness City scheme itself, even where marketed as being "near" it.
How land and plots are expected to be released
The release process is expected to follow the pattern LDA has used on its other Sultanpur Road township, IT City, and on earlier schemes such as Anant Nagar: land pooling/acquisition first, then infrastructure, then a computerised public lottery.
- Farmers are receiving compensation at double the urban circle rate, plus developed residential plots as part of the pooling agreements in the six affected villages.
- The scheme has been laid out into seven sectors named after the Saptrishis, with a total of 2,935 residential plots of area 112.50 square meters to 450 square meters planned alongside group-housing and commercial plots.
- An ₹225 crore infrastructure tender covering internal roads, sewage, water supply, electrification and drainage has reportedly already been issued for LDA's Sultanpur Road townships including Wellness City.
- Connectivity is planned to be reinforced through Phase-4 of the Green Corridor, announced alongside the Green Corridor Phase-2 inauguration.
- No official LDA plot price has been notified. Media and property-advisory reporting has repeatedly floated an estimated launch rate of roughly ₹4,000–₹4,200 per sq ft, but this figure is explicitly described in that reporting as an LDA source estimate — not a confirmed official rate, with official plot rates under review at the UP state government level as of early 2026.
- The nearest precedent for the release mechanics is LDA IT City next door, where Phase 1 lottery completed — 549 plots allotted to farmers and landowners in Sectors 15, 16, 17, 18, and 30 in March 2026, with a general-public phase to follow in subsequent rounds.
Comparable precedent: what happened to values nearby
Wellness City itself has no completed sales history, so there is no direct price record to point to. The closest available evidence comes from the surrounding Sultanpur Road corridor and from LDA's other adjacent township.
- LDA IT City, the larger and more advanced sister project on the same road, held its Phase 1 lottery — 549 plots allotted to farmers in March 2026, illustrating that even a well-advanced LDA township on this corridor took years from announcement to a first, farmer-only allotment round, before any general-public sale.
- Within the wider Sultanpur Road belt, secondary market data has recorded uneven appreciation between existing private societies: Excella Kutumb on Sultanpur Road saw 15.6% YoY appreciation — among the highest for any society in Lucknow in 2025, while Sahu City recorded 3.4% YoY on the same corridor over the same period.
- The nearby Gosaiganj locality — described as the nearest established market to the IT City/Wellness City belt — appreciated 123.5% in 3 years, the highest three-year gain reported for any locality in Lucknow in that data set.
- At the city level, Lucknow's real estate market registered 15–20% price appreciation in 2024, attributed to airport upgrades, metro expansion and expressway development generally, not to Wellness City specifically.
These figures describe an active but uneven corridor, where some established societies have appreciated sharply and others have moved only modestly — a caution against assuming uniform gains simply from proximity to an announced LDA scheme.
Key risks
Title and land-status risk
The scheme footprint sits across land in six villages that is only partly pooled/acquired. Buying agricultural plots inside or bordering this footprint before conversion and clear title transfer carries risk, since such private land transactions may be subject to government scrutiny and agricultural land requires formal conversion before it can be legally sold as residential or commercial.
Notification and scope changes
Reported project size has itself shifted across official-adjacent reporting — from 1,199 acres in a December 2024 account of the scheme to 1,474 acres of land in later 2024–2026 reporting on the same six villages. Land-use splits (roads, healthcare, green belt, plots, group housing) quoted in the original ~1,199-acre plan may therefore not carry over exactly once the final notified area and layout are confirmed.
Timeline slippage
As late as December 2024, LDA's own vice-president described land acquisition as nearing completion, and by early-to-mid 2026 the project was still described as being at the site-office and demarcation stage rather than at plot sale. No public lottery date has been announced.
Pricing uncertainty
The commonly cited ₹4,000–₹4,200 per sq ft figure is not an official rate; it originates from LDA source estimates reported in the press, and official plot rates are under review at the UP state government level as of early 2026, meaning the final price could differ materially.
Corridor-wide registry/legal caution
The same Sultanpur Road corridor has seen at least one reported proposal to restrict registries in villages tied to the adjacent IT City's Phase-2 expansion, an example of the kind of administrative restriction that can be applied to land inside or near an active LDA acquisition zone.
Signals to watch
- Official LDA notification of a Wellness City public lottery on the authority's own portal — the single clearest sign the scheme has moved from planning to sale.
- Completion of land pooling/acquisition across all six villages (Bakkas, Charahiya, Chairasi, Malukpur, Dularmau, Noorpur Behta), since this has been repeatedly described as "nearing completion" without a confirmed closure date.
- State-government confirmation of the plot price, given that current figures are explicitly labelled estimates under review.
- Progress on the ₹225 crore internal infrastructure tender (roads, sewage, water, power, drainage) and on the Phase-4 Green Corridor link, both of which are prerequisites for livable possession.
- Progress at LDA IT City next door — as the more advanced sister project on the same corridor, its lottery timelines, allotment-to-possession gaps, and any land-registry restrictions are the closest working precedent for how Wellness City is likely to unfold.
- RERA registration once plots or group-housing packages are formally offered for sale.

Frequently asked questions
Can I buy an LDA plot in Wellness City right now?
No. As of the current research window, LDA has not opened a public lottery for Wellness City plots. Site offices and preparatory infrastructure work have begun, but no direct plot sale is live.
Whose land is being used for the project, and is it safe to buy there now?
Land is being pooled and acquired from six villages — Bakkas, Charahiya, Chairasi, Malukpur, Dularmau and Noorpur Behta — in Mohanlalganj tehsil. Private transactions on land inside this footprint can face government scrutiny and require conversion before legal residential/commercial sale.
What compensation are affected farmers getting?
According to LDA's vice-president, farmers are receiving compensation double the urban circle rate, along with developed residential plots, as part of the pooling/acquisition agreements.
What is the expected price of an LDA Wellness City plot?
Media reporting has cited an estimated ₹4,000–₹4,200 per sq ft based on LDA source estimates, but this is explicitly not a confirmed official rate, and pricing was still under review at the state government level as of early 2026.
How does Wellness City compare to LDA IT City next door?
IT City is the more advanced of the two adjacent LDA townships: its Phase 1 lottery allotted 549 plots to farmers who had pooled land, in March 2026. Wellness City has not yet reached a comparable allotment stage.
What could delay the project or change its terms?
Reported total project size has itself varied across announcements (1,199 acres in a December 2024 account versus 1,474 acres in later reporting), land pooling was still described as ongoing years after being called 'nearing completion,' and the final plot price remains unconfirmed — all of which can shift the eventual scheme terms.
Is there a documented price-appreciation track record to compare against?
There is no completed sales record for Wellness City itself. Nearby private societies on the same corridor show mixed results — Excella Kutumb rose 15.6% year-on-year in 2025 while Sahu City rose only 3.4% over the same period, and the wider Gosaiganj locality appreciated 123.5% over three years, per secondary market data.
