What Wellness City is

Wellness City is an LDA-developed integrated township on Sultanpur Road, conceived with a single core philosophy — build a city around human health and well-being, not just around commerce and housing. Its land lies in the villages of Bakkas, Charahiya, Chairasi, Malukpur, Dularmau, and Noorpur Behta in Mohanlalganj tehsil, and the site is adjacent to LDA IT City on the same Sultanpur Road corridor and approximately 15 minutes from Chaudhary Charan Singh International Airport. LDA describes the project on its own site as an ambitious project to promote health-centric urban living, envisioned as a holistic township with multi-specialty hospitals, wellness and fitness centers, yoga and naturopathy institutes, and abundant green spaces.

Planning horizon: where Wellness City sits in Lucknow's master plan

There is no separate, independently dated "Wellness City Master Plan" document with its own horizon year in the public domain. The township is executed as a scheme inside LDA's citywide plan. The Lucknow Master Plan 2031 (Mahayojna 2031) is a comprehensive urban development blueprint prepared by LDA that expands the city area to more than 71,000 hectares and incorporates approximately 197 villages into the urban development framework. Within that document, Wellness City sits inside the south-east corridor of the 2031 plan, functioning as one of the plan's designated growth anchors alongside IT City. Major revisions of the master plan happen roughly every ten years, with the last big revision around 2021-22 to align with the 2031 vision; Wellness City's own layout has instead been notified and amended piecemeal since late 2024.

Total planned area vs. what has actually been notified

The reported footprint of Wellness City has changed materially across LDA's own disclosures, and readers should not treat these as interchangeable:

• Early 2024 (budget-session stage): Wellness City will be spread over 1,300 acres, with the detailed project report (DPR) still being finalised at that point.
• December 2024 (first detailed layout release): official figures put the scheme at 1,199 acres on Sultanpur Road, with a full, itemised land-use split published against that number.
• 2026 (current LDA scheme listings and most recent reporting): the project is now described as spanning 1,474 acres (≈ 2,377 bigha).

LDA has not published a distinct "area to be developed by target year X" figure for Wellness City the way it has for some other schemes (for example, IT City's Phase-1 land bank was separately notified). As of mid-2026, LDA's own scheme tracker shows Wellness City at Pre-Launch / Site Development, 30% complete, which is the closest available proxy for how much of the notified land has moved from planning to physical works.

Land-use split (as per the December 2024 layout)

The only publicly available land-use breakdown for Wellness City was released alongside the December 2024 layout, against the 1,199-acre figure current at that time. LDA has not re-published a matching table for the larger 1,474-acre figure now in circulation, so the percentages below should be read as indicative of the plan's structure rather than the latest total.

This new colony will have about 17% greenery, with parks built in about 204 acres — a figure repeated consistently across LDA-sourced reporting.

Phases and timeline

LDA has not published Wellness City phases with hectare-wise targets the way it has for IT City. What is documented instead is a rollout sequence by activity and expected year, drawn from LDA statements and scheme trackers:

• Land pooling & DPR (2024–2025): LDA Vice-President Prathamesh Kumar revealed that the land acquisition process is nearing completion, with farmers receiving compensation double the urban circle rate, along with developed plots.
• Site development & infrastructure (2026, ongoing): LDA has established field offices at Bakkas and Mastemau to facilitate physical possession and demarcation, and internal 45-metre and 30-metre road marking has commenced; a ₹225 crore infrastructure tender has already been issued covering roads, sewage, water and electrification. LDA's own tracker lists the project as 30% complete at this stage.
• Plot lottery / allotment (expected 2026): LDA's scheme listing shows a ballot date expected in 2026 for the 2,935 plots, following the computerised lottery model used for IT City.
• Possession (2027–2028): possession is targeted for 2027-2028, after internal roads, water and power infrastructure are complete.
• Hospital zone and full build-out (2028 onward): the super-specialty hospital, medical college and Aminabad medicine-market relocation are expected to follow once the healthcare zone is built out, per current market and LDA-sourced reporting.

These are LDA's and secondary sources' stated targets, not guaranteed delivery dates; large LDA township projects have historically slipped from initial timelines.

Population and employment targets

LDA has not published an official resident-population target for Wellness City. The disclosed numbers describe planned housing capacity rather than population: the township will feature 2935 residential plots, over 10000 flats, and a dedicated 150 acre healthcare zone. On jobs, the only concrete figure available is tied to the healthcare zone rather than the township overall: once operational, this zone will support 5,000+ medical and paramedical jobs, and lift residential demand within a 5-8 km radius. No broader employment-generation target (IT, retail, services) has been published for the scheme as a whole.

Planner/consultant and where to find official documents

No individual planning consultant or architecture firm has been publicly credited for the Wellness City layout as of July 2026 — this is in contrast to the neighbouring LDA IT City scheme, where LDA's dated layout plan names a specific architect. Wellness City's design and land-use decisions are attributed in press statements to LDA's own leadership, including LDA Chairperson and Divisional Commissioner Roshan Jacob, who approved the scheme, and Vice-President Prathamesh Kumar, who has said Wellness City will adhere to all international norms.
