Survey Completion Clears Path for Layout Planning
The drone survey for the state's first integrated TOD township in Meerut has been completed. The township, being developed by the Meerut Development Authority (MEDA) on 294 hectares in Mohiuddinpur along Delhi Road, will follow a mixed-use model with residential, commercial, and industrial activities on different floors of the same buildings. Based on the survey, a detailed layout plan will now be prepared.
Land Acquisition in Progress Across Four Villages
So far, 127 hectares of land have been purchased, with acquisitions underway in Mohiuddinpur, Chhajjupur, Ikla, and Kayasth Gaondi villages. In phase 1 of purchasing, the target is to buy 111 hectares of Mohiuddinpur and 30 hectares of Chhajjapur. In phase 2, Kayastha Gaongri and Ikla will be bought.
Mixed-Use Development with Plots for All Income Groups
The township will have plots available for people of all income groups. Development will be carried out in 31 sectors across two phases. This structure enables residential buyers, commercial businesses, and industrial operators to coexist within the same integrated development, maximizing land utilization near transit infrastructure.
Two Sectors on Track for November Completion
Work in two sectors is expected to be completed by November, with the township officially launched on Diwali when plot sales begin. MEDA plans to start by constructing wide arterial roads. These foundational roads will establish connectivity within the township and link to Delhi Road, a critical component before phased construction can proceed.

The Meerut Masterplan 2031 is the first masterplan in India to formally embed Transit-Oriented Development (TOD) zones. The Mohiuddinpur township represents MEDA's flagship application of this model, leveraging proximity to transit corridors to reduce vehicle dependence and create a compact, mixed-income community. The Meerut Development Authority (MEDA) has earmarked approximately 3,273 hectares for TOD, with 2,442 hectares designated into seven TOD zones and two Special Development Area (SDA) zones.
