Taiwan City (YEIDA Taiwan Cluster): Master Plan, Land Use & Timeline

Taiwan City is a 300-acre electronics and semiconductor cluster reserved in Sector 6 of the Yamuna Expressway Industrial Development Authority (YEIDA) area, approved in August 2026. It has no separate master plan of its own yet — it sits inside YEIDA's much larger Master Plan 2041, which governs the wider Yamuna Expressway region.

What was actually approved

Taiwan City — referred to in board papers as a Taiwan-based industry zone — was cleared by the YEIDA board at its 92nd meeting. The Board approved a proposal to reserve 300 acres of land in Sector 6 for establishing Taiwan City, expected to enhance the prospects of attracting Taiwan-based companies and investments related to technology manufacturing. The Taiwan City will be developed across 300 acres in Sector 6, with plots to be allotted to Taiwan-based companies, creating a cluster of electronics, semiconductor, ICT and other high-tech manufacturing companies, envisaged as a dedicated ecosystem for Taiwanese companies and their supply-chain partners.

The same board meeting cleared several related projects in the airport-adjacent sectors: a medical hub on 500 acres of institutional land-use area in Sectors 13 and 14, and a university township on 480 acres in Sector 14, plus a Pharmaceutical Formulation Manufacturing Cluster on 100–125 acres, also in Sector 6. These are separate, adjoining projects, not part of the 300-acre Taiwan City footprint itself.

Planning horizon: notified area vs. area actually scheduled for development

YEIDA's own master plan documents draw a distinction between the total notified/jurisdiction area and the smaller area formally scheduled for development by a target year. Under the earlier plan generation:

The plan was subsequently expanded and re-dated. The YEIDA Master Plan now covers 55 villages in Bulandshahr and 131 in Gautam Budh Nagar, with the total planning area spanning 769 sq km, up from the initial 583 sq km, and the region's population is expected to reach 37 lakh by 2041. The approved roadmap covers a 769 sq km area across 226 villages in Gautam Budh Nagar and Bulandshahr districts. As of September 2026, no separate, dated "developed-by-2041" hectare figure distinct from this 769 sq km planning area has been published — unlike the clearer 2031-vs-24,700 ha split in the earlier plan.

Taiwan City's 300 acres (about 121 hectares) is a tiny fraction of this — roughly 0.16% of the 769 sq km planning area — reserved but not yet built.

Land use: what is documented

No single, fully itemised, 100%-summing land-use table for the current YEIDA Master Plan 2041 was found in public sources. The clearest documented category allocations, expressed against the 769 sq km (76,900 ha) planning area, are:

CategoryHectaresApprox. share of 769 sq km
Industrial and mixed-use zones8,445 ha~11%
Residential6,806 ha~9%
Transportation infrastructure5,900 ha~8%
Green belts5,544 ha~7%
Central Business District (CBD)480 ha~1%

The plan allocates 6,806 hectares purely for residential development, green belts of 5,544 hectares, transportation infrastructure of 5,900 hectares, a 480-hectare CBD, and 8,445 hectares of industrial and mixed-use zones, within the 769 sq km urbanisable area targeting a population of 37 lakh. The remainder of the 769 sq km — covering the airport footprint, institutional land (including the medical hub and pharma cluster sectors), agricultural/reserve land and other sector-specific uses such as the Taiwan City plot — is not broken into public percentage figures. Sector blocks of roughly 1,000 hectares each are used as planning modules, described as Special Development Zones (SDZs). Readers should treat this table as a partial, documented snapshot rather than an exhaustive 100% split.

Phases and target years

Taiwan City itself has no published multi-year phasing — it was approved as a single 300-acre land reservation in August 2026, with plot allotment and construction timelines not yet announced. The phasing that does exist applies to the wider YEIDA region it sits inside:

Population and employment targets

No standalone population or job-creation number for Taiwan City has been published. Coverage of the approval describes qualitative goals only: it is expected to attract high-value investments, generate employment and provide local MSMEs with opportunities to integrate into global manufacturing supply chains. The concentration of Taiwanese companies could also encourage ancillary units, logistics firms and support services to establish operations around major manufacturers.

The only hard demographic target on record is region-wide: the YEIDA region's population is expected to reach 37 lakh by 2041. This is a target for the entire 769 sq km YEIDA area, not for Taiwan City or Sector 6 specifically, and should not be read as a Taiwan City-specific figure.

Planner, consultant and approval process

YEIDA presents the Master Plan 2041 as its own document: the Draft Master Plan 2041 prepared by YEIDA outlines a comprehensive vision and strategy for the development of a sustainable, efficient, and globally recognized city in the vicinity of the Noida International Airport. Earlier reporting on the drafting process names an outside consultancy without disclosing its identity: Yeida has roped in a private agency, which has prepared a draft of the Master Plan 2041. No public source identified in this research names that firm, so it is omitted here rather than guessed.

Master plan changes, including sector-level decisions like the Taiwan City reservation, follow a defined chain: Yeida first approves the master plan or modifications during its board meeting; it then seeks approval from the Uttar Pradesh government before getting approval from the National Capital Region Planning Board (NCRPB), after which the Ministry of Housing and Urban Affairs approves it for ground-level implementation. As of September 2026, Taiwan City has cleared only the first of these steps (board approval).

Where to find the official documents

YEIDA publishes its master plan material directly on its own website rather than through a dedicated Taiwan City page. Useful official and primary sources (links only, content not reproduced here):

No dedicated RERA registration, standalone brochure, or sector layout map specific to "Taiwan City" was found published as of September 2026; prospective investors should check YEIDA's live-schemes page directly before relying on any third-party summary.

Frequently asked questions

Is Taiwan City in YEIDA operational yet?

No. As of September 2026 it is only an approved land reservation of 300 acres in Sector 6, cleared by the YEIDA board on 17 August 2026. No plot allotment, construction, or occupancy has been reported.

How much land is set aside for Taiwan City?

300 acres in Sector 6 of the YEIDA area, intended for a cluster of Taiwanese electronics, semiconductor, ICT and other high-tech manufacturers and their supply-chain partners.

Does Taiwan City have its own master plan document?

Not a standalone one. It is a sector-level land-use decision inside YEIDA's broader Master Plan 2041, which covers 769 sq km and a 37-lakh population target for the whole region.

How is Taiwan City different from YEIDA's Japanese City or Korean City?

They are separate country-focused sector allocations under the same authority; this page covers only Taiwan City. Search results reviewed for this article did not include detailed area or land-use figures for the Japanese or Korean City sectors.

What is the population target for the surrounding YEIDA region?

YEIDA's Master Plan 2041 targets a population of 37 lakh across its 769 sq km planning area by 2041. This is a region-wide figure, not specific to Taiwan City.

Who approves changes to the YEIDA master plan?

Changes go through YEIDA's board first, then the Uttar Pradesh government, then the National Capital Region Planning Board, and finally the Ministry of Housing and Urban Affairs before ground-level implementation.

Where can I check the latest official status of Taiwan City?

Check YEIDA's official website (master plan and live-schemes sections) directly, since no dedicated Taiwan City brochure or RERA filing was found as of September 2026.
