What Can — and Cannot — Legally Be Bought Right Now

There is no LDA-launched, RERA-registered plot or flat scheme for Prabandh Nagar available to buyers as of the current status. The site is still, in large part, farmer-owned agricultural land inside a notified development area. Farmers in the Prabandh Nagar scheme have protested demanding removal of a hold placed on registration of land sales in the area, which means ordinary sale-deed registration on plots inside the notified footprint has itself been restricted pending the authority's acquisition process.

Separately, LDA has already taken physical control of at least parts of the site for its own purposes: about 6.5 hectares of land under the Prabandhnagar Yojana is currently used as temporary parking, tied to the inauguration of the Rashtra Prerna Sthal, and this parcel is being considered for handover to the Lucknow Metro East–West Corridor as a temporary casting yard. That shows selective LDA possession on part of the land, but it is not the same as a public plot-allotment scheme.

In short: agricultural land inside the notified Prabandh Nagar boundary carries an active registry restriction and an unresolved compensation dispute; there is no LDA-allotted, bankable residential or commercial plot product on offer to retail buyers at this stage. Anything marketed today as a "Prabandh Nagar plot for sale" to the public should be treated as outside any official LDA allotment.

How Land and Plots Are Expected to Be Released

The scheme's current land-use plan, approved in 2024, splits the 2,077-acre site into four broad categories. The Prabandhnagar Scheme includes 20 lakh square meters of residential plots, about 7 lakh square meters of commercial plots, 14.58 lakh square meters of industrial area, and 7 lakh square meters allocated for mixed land use. This was one of four housing schemes — alongside Wellness City, IT City, and Educational City — for which LDA was set to start land acquisition, approved by LDA chairperson Roshan Jacob.

Once acquisition is complete, the typical LDA process (seen in its other current schemes) is: infrastructure tendering, then release of plots/flats through an online lottery or e-auction on the LDA registration portal, with RERA registration required before any public launch. A tender worth ₹225 crore has already been issued for infrastructure development covering internal infrastructure including roads, sewage systems, water supply, electrification, and drainage — a step that normally precedes plot release, not a guarantee that plots are imminent.

A Fourteen-Year History of Delay

Prabandh Nagar is not a new idea. LDA planned this project back in 2011, with the layout modelled after Singapore, but land acquisition could not take place due to a land-rate conflict with farmers, and the project got stuck in courts and legality. Earlier reporting described a different configuration than the current 2024 plan: LDA had been planning a residential area on the Hardoi–Sitapur bypass named Prabandh Nagar, spread across 2,500 acres, including 1,500 acres of residential area and 1,000 acres of a theme park. That project was stuck in land acquisition for about 10 years because farmers demanded roughly four times the compensation LDA was offering, and the compensation dispute stalled progress.

In September 2019, LDA agreed to offer compensation up to double the circle rate, adjustable by increasing plot values, but farmers rejected the offer and refused to hand over land. Villages including Allu Nagar Digaria, Ghela and Kakauli were named as affected, and the farmers had not been paid compensation as of that reporting. A 2022 report noted the scheme had been stuck for roughly 14 years on IIM Road and, on completion, was expected to house about 1.5 lakh people — figures that indicate scale ambition but not a firm delivery date.

The project resurfaced with fresh land-acquisition approval in mid-2024, and by April 2025 local reporting indicated LDA planned to raise compensation again ahead of a scheme launch. Most recently, in May 2026, the farmer protest over the registration freeze shows the acquisition and compensation issue is still unresolved — a pattern of repeated stalls and restarts spanning well over a decade.
