What happened

The Delhi Development Authority (DDA) sold 9,332 flats in the first seven months of financial year 2026-27, from April to October 2026. That is 4,134 more than the 5,198 flats sold in the same months of the previous year, an increase of about 80 per cent. Officials announced the figures on Wednesday, 4 November 2026.

The DDA attributed the growth to rising public confidence in its housing initiatives. Its statement also credited the sub-city development push, under the oversight of Lieutenant Governor Taranjit Singh Sandhu.

The figures are the DDA's own. No independent audit of them has been published.

Sales by category

Each of the three main categories has already passed its full 2025-26 total:

CategoryApril-October 2026Full FY 2025-26
LIG5,1713,547
MIG1,7041,580
HIG820404

In the first quarter (April-June 2026), the DDA sold 1,284 flats: 336 EWS, 322 LIG, 435 MIG and 191 HIG. Those sales brought in about Rs 1,020 crore, compared with Rs 462 crore reported for the previous year's comparable period.

Narela's role

Officials said Narela accounted for more than 90 per cent of DDA housing sales this fiscal year. In the first quarter, Narela recorded 1,153 flats sold, about 90 per cent of the quarter's total. The concentration means the sales surge reflects one sub-city. Reports reviewed do not show a wider price trend across Delhi NCR.

Schemes in the sales

Reports name three schemes that drew sales: the DDA Karmayogi Awaas Yojana 2025, the DDA Karmajeevi Awaas Yojana 2026 and the DDA Nagrik Awaas Yojana 2026. The DDA has not published a scheme-wise split of the 9,332 flats.

The Karmajeevi Awaas Yojana 2026 is the main Narela scheme in coverage. It offers 1,224 ready-to-move flats in Pocket 11, Sectors A1 to A4, Narela, where construction was completed in June 2025. Flats are offered as 1 BHK, 2 BHK and 3 BHK units on a freehold basis. Registration opened on 24 July 2026, and booking began on 15 August 2026.

What it means for buyers

Buyers considering the Karmajeevi scheme should note the first-come, first-served allotment and the short payment window. Starting prices after the 25 per cent discount, as stated by the DDA, are Rs 33.40 lakh for 1 BHK, Rs 75.55 lakh for 2 BHK and Rs 1.065 crore for 3 BHK. Bookings remain subject to availability.

Booking deadlines have been reported differently. The original brochure gave 30 October 2026. Reports of a later extension set 31 December 2026 for the Karmajeevi, Karmayogi and Nagrik schemes, though the DDA circular on the extension was not checked for this report.

What it means for investors

Strong sales by the DDA do not automatically mean high returns on individual flats. One analysis cautioned that the figures show demand for DDA allotments, not expected price appreciation. The sales data also does not show prices in Narela or elsewhere in Delhi.

Infrastructure around Narela

The Rithala-Narela-Kundli metro corridor, part of Delhi Metro Phase 4, is a 26.463 km line. The Union Cabinet approved it in December 2024 at an estimated cost of about Rs 6,230 crore. Reports say completion is expected within four years of sanction, and the line will include stations in Narela and two in Haryana. Urban Extension Road-II is also being built nearby.

Officials and reports describe Narela as a planned education hub with campuses of several Delhi universities, a logistics park along Urban Extension Road-II, IT-ITeS parks and an AIIMS campus.
